New Walmart sites could spur neighborhood growth

Homeowners who live near one of the two sites proposed for the new Walmarts in Sioux Falls may have a little anxiety about what this means for them.

A matter of convenience for some, concern for others.

KSFY News spoke with real estate agents today to get their thoughts to see if homeowners in those areas be worried about their property values.

We spoke with a real estate agent who sells property in Sioux Falls and is familiar with the area around 85th and Minnesota.

She believes Walmart moving into the neighborhood will be a good thing for the south side of Sioux Falls.

Real estate agent Tara Allen, Keller-Williams Realty Sioux Falls said "Walmart is always a big controversial thing when Walmart's being added, but let's face it's jobs, it's growing our economy, it's Sioux Falls, it's inevitable," Allen said.

Right now, this may look like an empty field but Walmart and some real estate agents say there's plenty of opportunity to be found, here on the south side of Sioux Falls.

Allen tells us there's a housing shortage. The south side of Sioux Falls has lots of wide open space for new homes and new businesses.

"If people are going to be buying their second homes, they're looking for a home they are going to be in for a lot of years. And that's where the building comes in, which is where Walmart sees the opportunity. I think it's all the new houses that will be built around that area," Allen said.

And with an increase in development comes concern for a decrease in property values. But Allen believes there's no cause for alarm.

"It's just going to add to the infrastructure, it's going to help stabilize the home values, I think it's going to be a good opportunity for other businesses to develop around Walmart," Allen said.

And as Walmart spurs more development, it's also creating more customers.

"With a new house, comes the landscaping, comes the furniture, the appliances, get a new car, carpets, with Walmart being built there, and more housing going up and the opportunity for more commercial growth to be built around there, it's an opportunity for everyone," Allen said.

Besides growth, another benefit some agents mentioned to me is all of the infrastructure which comes along with new development.

New schools already are being built in the area, and the city is constructing a new route to the south side, Highway 100.
